General Information
The Benchmarking page allows you to compare your hotel's performance metrics against the market. This powerful tool helps you understand your position in the market and make data-driven decisions based on key performance indicators (KPIs).
The benchmarking page uses anonymised, aggregated data from a large number of properties – no conclusions can be drawn about individual hotels, including their size or other specific characteristics.
We do not use scraped information from external websites such as Booking.com or similar platforms. This ensures that our calculations, pricing insights, and availability checks are based on accurate, up-to-date, and legally sourced realtime hoteldata.
Setting Up Your Comparison
At the top of the page, you'll find four key filters to customize your benchmark analysis:
Compared to: Filter the geographical region you would like to compare your hotel to. You can select specific regions or combine them between:
Hotel’s country, Hotel’s disctrict, Hotel’s state, Hotel's zip-code
By selecting one of this options, the region of your own hotel is selected as the considered market.Country
Federal State (available for DE, IT, AT, CH)
District (available for AT and South Tyrol)
Zipcode
eg.: you can define the combination of two states and one zip code (located in a different state) as your market region.
Hotel type: Filter the type of hotel you would like to compare your hotel to.
Leisure (leisure only)
Business (business only)
Leisure & Business (hotels which focus on both, leisure and business)
Hotel focus: Filter the hotel focus area you would like to compare your hotel to. You can select one or multiple options. Hotel is part of the market if at least one option fits the competitor. Every hotels has 2 focuses assigned.

Stars: Filter the hotels you would like to compare your hotel to based on star rating (1-5 stars, where e.g. 4 also includes 4****s).
Preset: Use the preset to save the filter settings you use the most.
The filters will adjust the data shown in every single report of the page, making it easier for you to compare your hotel to different sets of the market.
Please note: The more specific your filter selection, the less data might be available for comparison. If your filters are too narrow, there may not be enough data to show meaningful results. In this case, a warning message will be shown.
Key Metrics Overview
Cards
Trending Month: Future month with highest pickup of last 2 weeks. Card shows strongest month of own hotel and the one of the market.
Pickup: Amount of roomnights booked in the last 2 weeks, with any future stay date. This number is compared to the market’s average.
Last-minute Pickup: Amount of roomnights booked in the last 2 weeks, with stay date in the upcoming 2 weeks.
ARI (Average Rate Index): Relative deviation to average ADR in the market. Shows numbers of current calendar month and calendar year.
ARI = Your ADR / market’s average ADR
ARI = 1.00 The hotel ADR is equal to the average Market’s ADR
ARI > 1.00 The hotel ADR is more expensive than the average Market’s ADR
ARI < 1.00 The hotel ADR is less expensive than the average Market’s ADR
MPI (Market Penetration Index): Measure your hotel’s occupancy compared to the average market occupancy. Shows numbers of current calendar month and calendar year.
MPI = Your occupancy rate / market’s average occupancy rate * 100
MPI = 100% The hotel Occupancy is equal to the average Market’s Occupancy
MPI > 100% The hotel Occupancy is higher than the average Market’s Occupancy
MPI < 100% The hotel Occupancy is lower than the average Market’s Occupancy
RGI (Rate Generation Index): Relative deviation to average RevPAR in market. Shows numbers of current calendar month and calendar year.
RGI = RevPAR / market’s average RevPAR
RGI = 1.00 The hotel ADR is equal to the average Market’s RevPAR
RGI > 1.00 The hotel ADR is higher than the average Market’s RevPAR
RGI < 1.00 The hotel ADR is lower than the average Market’s RevPAR
Graphs
Occupancy: displays the occupancy of your hotel for the past and future 6 months. Each month is compared to the market’s average.
Cancellation: displays the cancellation for your hotel for the past year. Each month is compared to the market’s average.
ADR (Average Daily Rate): displays the ADR of your hotel for the past and future 6 months. Each month is compared to the market’s average.
Pickup: displays the total pickup for your hotel for the past year. Each month is compared to the market’s average.
RevPAR (Revenue Per Available Room): displays the RevPAR of your hotel for the past and future 6 months. Each month is compared to the market’s average.

Pickup and Cancellations: displays cancellations and pickup of the last 30 days for your hotel. Each day is compared to the market’s average.
Stay Date for Pickup and Cancellations: displays the stay date for cancellations and pickup of the last 30 days for your hotel. Each day is compared to the market’s average.
Best Practices
Regularly check your performance against different hotel types to understand your competitive position
Use the star rating filter to compare against similar-grade hotels
Monitor trends over time using the monthly comparison graphs
Pay special attention to periods where your performance significantly differs from market averages
Use the detailed view (by clicking on specific months) to investigate unusual patterns or significant changes
