Let's take a look together at the multiple information displayed in the Dashboard page, It's nice to know that the KPIs displayed are standard for all RateBoard accounts, therefore can't be customized.

Yesterday summary

In the upper left corner, we can find the KPIs related to yesterday's performance:

  • Revenue

  • Occupancy

  • ADR (Average Daily Rate): Average rate of all sold rooms.

    • How to calculate it: (Total room revenue) / (Number of all sold rooms)

  • RevPAR (Revenue per available room): This KPI combines occupancy and ADR to see how the hotel was performing.

    • How to calculate it: (total room revenue) / (total number of rooms) or

    • How to calculate it: (Total room revenue) / (Number of all sold rooms)

  • RevPAR (Revenue per available room): This KPI combines occupancy and ADR to see how the hotel was performing.

    • How to calculate it: (total room revenue) / (total number of rooms) or
      (ADR) x (occupancy in %)

The KPIs card also compares the current values with same time last year, you can find it in two colors:

  • Red: this year's result is worse than last year.

On the top center, we can find the MTD Revenue and YTD Revenue.

  • MTD Revenue: Month to Date Revenue, shows the revenue for the selected month until the current day.

  • YTD Revenue: Year to Date Revenue, shows the revenue for the selected year until the current day.

The KPIs card also compares the current values with same time last year, you can find it in two colors:

  • Red: this year's result is worse than last year.

  • Green: this year's result is better than last year.

These two values give us a very clear idea if the hotel performance is ahead or behind the last year's one, same time.

On dashboard, we also display a few graphs. This one shows and compares the revenue of the last 30 days for the current year and same time last year. In the average difference to last year you have a better idea if the current year is better or worse than the last.

  • Red: this year's result is worse than last year.

  • Green: this year's result is better than last year.

By scrolling with the mouse along the graph curves, you can visualize the absolute values of single days and easily check for which days you got a higher or lower revenue.

Market demand

The second graph shows a comparison between your hotel occupancy and the market demand for the next 30 days. The market demand is a Forecast provided by our partner OTA Insight, that is also in charge of shopping your competitor's rates from Booking.com.

Demand is calculated on a market level, the city or region your property is located in. Demand percentage is based on the available hotels, rooms, rate types and restrictions hotels in this area may be applying. This information come from 3, 4 & 5-star hotels, not just your comp-set.

Demand will be higher if hotels are using LOS restrictions or if availability is low. Similarly, Demand will be lower when there is abundant availability or rates have a significant dropdown.

Through this graph it is very simple to check on which days your hotel responds well to market stimulus or if there is space to be gained.

EXAMPLE

  1. Market Demand is increasing while your occupancy is having a dropdown. In this case, you should check your rates.

  2. Your occupancy is following the trend of the market Demand, this is a good sign.
